Poor credit is not an automatic disqualifier. We give more weight to past rental payment history and recommendations from previous landlords. It can usually be remedied by collecting last month’s rent at lease signing.
We will consider student loans as income and/or you can also use a co-signer if one is willing.

Rent is due the first of each month, unless alternate arrangements are stated in the lease agreement.
Unless specified otherwise in the lease, the tenant is responsible for keeping the grass cut to city codes. Snow removal is also the responsibility of the tenant. With the exception of taking care of minor weeds, landscaping beds typically fall under the property maintenance category and are the responsibility of the owner to maintain.

By far the best, most reliable method is to log in to your leaseholder account and file a maintenance request there. This allows us to efficiently communicate with and get approval from the property owner, if necessary, and quickly respond to your request.
